Cope Linder Architects’ design transforms the top ten floors of the iconic office tower into luxury residences, creating contemporary condominiums that now rank as the highest residential floors in the city. Units are designed to meet the high expectations of a very specialized market. Departing from the classical interiors that characterize much of Philadelphia, the design emphasizes timeless sophistication and luxury reminiscent of Manhattan. Bright, modern interiors feature Calacatta marble, Snaidero cabinetry, Meile appliances, climate control by Nest, and floor-to-ceiling windows to capture panoramic skyline views.
CLA also designed renovations to amenities including the new Sky Club on the 37th floor, featuring an owner’s lounge, billiards room, business center, and fitness facilities. At street level, a complete re-conception of the entrance and lobby creates a fresh, contemporary arrival experience with a new revolving door, custom lighting, and a heated area for doorman and residents to await cabs or cars. The lobby features a 17-foot, illuminated walnut screen to distinguish – and shield – the residential area from the adjacent office lobby.
The project required extensive reconfiguration of the mechanical, electrical, and plumbing infrastructure to accommodate the new residential layouts. Overall, the project encompassed 80,000 SF of renovated space and 59 finished units.
