Mutual of Omaha recognized an opportunity to transform the area surrounding their national headquarters into a vibrant mixed use neighborhood. Located just west of downtown Omaha, Nebraska, the area had devolved into a patchwork parking lots and commercial buildings. Cope Linder Architects presented to Mutual of Omaha a redevelopment concept organized around a new elliptical public park space, flanked by residential buildings with retail and restaurants at the street level. Now completed, the development program involved over 1 million SF, including 220,000 SF of retail space, 297 condominiums, 196 rental apartments, a 132 room Westin Element Hotel, a multi-plex cinema and parking for 3,000 vehicles. 15 acres of development encompassing three city blocks is comprised of seven new mixed-use buildings, three parking structures, a new public streetscape and the complete renovation of an existing city park. The elliptical green space serves as a natural amphitheater and has become one of the city’s most popular outdoor concert and event venues. The flanking residential buildings are designed to follow the curve of the ellipse, with dining terraces overlooking the activity on the green.
Midtown Crossing was one of the first projects to be submitted under the Green Building Certification Institute's (GBCI) pilot program for LEED Neighborhood Development and has achieved LEED for Neighborhood Stage 2 Certification, which represents full certification of the neighborhood development plan.
