Located just west of downtown Omaha, NE, the Midtown district is the headquarters of Mutual of Omaha, with sprawling parking lots formerly dominating the undeveloped site. The master plan envisioned the transformation of the area into a vibrant urban mixed-use neighborhood. A new elliptical open green space provides a central focus and has since become one of the city’s most popular venues for outdoor concerts. Flanking the green are residential buildings designed to follow the curve of the ellipse, restaurants on their ground floor overlooking activity on the green. Now completed with over 1 million SF of development, the project encompasses 15 acres, an area of three city blocks, 7 individual buildings, three parking structures, public streetscape and re-construction of an existing adjacent city park. The development program included 220,000 SF of retail space, 297 condominiums, 196 rental apartments, a 132 room Westin Element Hotel, a multi-plex cinema and parking for 3,000 vehicles.
Midtown Crossing was one of the first projects submitted under the Green Building Certification Institute's (GBCI) pilot program for LEED Neighborhood Development and has achieved LEED for Neighborhood Stage 2 Certification.
