Designed to develop the greatest value from its small 5,500 SF mid-block site in Center City Philadelphia, 1525 Locust is a sliver of a building with a prestige address in Philadelphia’s historic performing arts district. The 20 story tower with 150,000 SF straddles a subway entrance stair at the street level and accommodates a retail shop beside the lobby. CLA’s preliminary design studies were used to negotiate sophisticated air rights agreements with neighboring properties, enabling the development. The design exploits the panoramic views of the city, while a projecting bay window at the penthouse level reveals a long view along the street. The lobby with its inset panels of maple polished metal details creates a warm welcome and a club-like atmosphere, reflecting the history of the neighborhood.
